I
did make a few more calls this morning regarding some of the options. I talked with Emerald Fence who pretty
much confirmed the vinyl costs being from $25 - $35 per lineal foot depending on extras. She also said they had
#1 premium 6' cedar on treated 4x4's that they could install for $13 - $14 per foot. I also called Bloomer's Nursery
to get an idea of a few hedge options. They have 5 gallon arborvitae (about 4 - 5' tall) for $10.25 each, 5 gal
Hogan cedars for $15.99, and laurel and photenia varieties also for $15.99 in 5 gallon containers. They have
someone (Bruno} that will plant them, but he was not in this morning to give a quote, but the woman I talked with
thought it would probably run $12 - $20-each to plant them -but not to hold her to it. Sounds like the arborvitae,
laurel, and photenia would likely be planted about 3 - 4 feet apart. The Hogan cedars get larger so 5' apart may
be more appropriate. Assuming $16 plants and $20 to plant yields $36 per shrub. There is about 100' of
frontage. If planted at 3' that would take about 33 shrubs x $36 yields $1,188. The vinyl fence option is $2,500+
and the cedar is $1,300 - $1,400. I feel pretty comfortable being able to support about $1,800 as somewhat of a
compromise between the vinyl and cedar. If this sounds reasonable and acceptable to you I will. request city
approval and process this$1;800 in addition to the appraised r/w cost of $6,200?` Since you were fine with the
bank, I do not plan to set up escrow or request a release. Thanks again and have a good weekend. I don't know about the planter. That might be a good idea as
this area might be a tag area.
I have no problems with just doing the deal without the bank if that means saving you some cost. I think
that it would be pretty easy to explain to them later if they ask. I assume though that it would have to be
recorded wouldn't it? Doesn't matter, I don't think that the bank will care at all. It is obvious that this is
something that has to happen, and if they tell me later that they want me to use the money to pay them
down, than so be it. 1 am ok with that. I have been a very good client to them and have given them no
reason to complain.
Chuck
2/28/2006
_
