Memorandum to file <br /> February 27, 2006 <br /> R/W # 1359-13 <br /> Re: Potential damages to the existing house on Shepard property on River Avenue <br /> The acquisitions of the additional right of way resulted in the new right of way line and <br /> proposed sidewalk approaching to within 10 feet of the subject house located at <br /> approximately station 9+50 on River Avenue. As a measure to mitigate the perceived <br /> proximity damages to the remainder parcel it was mutually acceptable with the owner to <br /> compensate with privacy fencing in the area adjacent to the house. The amount of <br /> proximity damage was agreed to be $1,800 based on some fence estimates from Emerald <br /> Fence ranging from $1,300 - $1,400 for cedar to $2,500+ for vinyl and further supported <br /> <br /> by costs to plant trees/hedge to provide a similar screening. The r/w taking was appraised <br /> at $6,200 for total just compensation of $8,000. <br /> <br />
