As a result of these changes, a portion of your property (previously encumbered by a <br /> public utility easement) will be needed for installation of a sidewalk and other improvements. <br /> As a part of the acquisition process, a real property appraisal has been completed of this area. <br /> A copy of the appraisal is enclosed for your review. The subject area of this acquisition is the <br /> area the City had previously purchased from you for a public utility easement. <br /> As you will see, the referenced- appraisal indicates a fair market land value of these additional <br /> property rights to be $6,200 for the area described in the appraisal. The City, hereby offers to <br /> purchase the proposed acquisition area for the appraised value of 6 200, as total just <br /> compensation. <br /> The City of Eugene will pay all closing costs associated with the acquisition of the subject <br /> property. These costs include both sides of escrow, title insurance, and recording fees. The <br /> property taxes are to be pro-rated- to the date of closing. <br /> The City of Eugene proposes to close the escrow with Cascade Title and Escrow at 811 <br /> Willamette Street, Eugene, OR 97401, with Sarah Vail acting as escrow agent.
