Obtain copies of tax lot maps, County Assessor's <br /> records, ownership deeds and legal descriptions as needed. Obtain copies of public <br /> works/public infrastructure records (for adjacent infrastructure, asapplicable). <br /> Obtain available information regazding easements, dedications, utilities, soils, <br /> significant vegetation, floodplain/floodway, wetland delineation, etc. <br /> 3. Visit, walk and photograph project site. <br /> 4. Review applicable portions of the Eugene Land Use Code, Statewide Planning <br /> Goals, Oregon Revised Statutes, Oregon Administrative Rules, the Eugene/ <br /> Springfield Metropolitan Area General Plan, Willakenzie Area Plan, TransPlan, <br /> Natural Resources Special Study, 1985 Willamette Greenway Management Proposal, <br /> 1989 Eugene Parks and Recreation Plan, Eugene Bikeways Master Plan, and other <br /> relevant plans. Outline land use approval criteria and responses to applicable <br /> planning goals and policies. <br /> 5. Prepare base map incorporating previously obtained Delta Ponds Improvements <br /> digital data. Develop preliminary Greenway Permit site plan. <br /> 6. Use previously developed data on raze plants, riparian vegetation, wetlands, and <br /> trees, as well as air photo information, and add required information to preliminary <br /> Greenway Permit site plan. Identify tree and vegetation loss, if any, and proposed <br /> vegetation enhancement azeas. <br /> 7. Incorporate all Greenway Permit application requirements into site plans (several <br /> sheets will likely be needed to convey all required information). Prepare map <br /> attachments such as existing plan maps (e.g., Willakenzie Area Plan, Metro Plan, <br /> Parks Plan, etc.) ' <br /> 8. Finalize Greenway site plans. Generate draft written project explanation and <br /> supportive facts and findings for each criterion of approval. Complete application <br /> form. <br /> <br /> 9. Generate zone change application narrative, supportive findings, and necessary <br /> attachments (we would submit the zone change as a separate but concurrent <br /> application). ~ . <br /> 10.
