Licensee agrees that, except as provided herein, the <br /> premises will be used solely for purposes of amateur baseball games <br /> and other related uses incidental thereto, including, but not <br /> limited to baseball camps. During its baseball season, the Licensee <br /> shall have the right to designate, contract for, operate and re- <br /> ceive the revenues from all concessions and products to be sold <br /> to the general public and such concessions and products shall be <br /> exclusive to the Licensee on these occasions. <br /> 4. During the regular baseball season Licensee shall <br /> have the exclusive right to contract for and receive revenues from <br /> advertising signs placed on the interior of the ball park fence. <br /> Licensee shall not erect or paint any signs on any exterior - <br /> portion of the premises without obtaining Owner's prior written <br /> consent. <br /> Licensee shall comply with all present or future require- <br /> ments of government entities pertaining to signs and advertising <br /> and any orders for removal of same. <br /> 5. The licensee shall have responsibility for all utility <br /> services during the summer months. <br /> 6. Licensee, after the completion of each ball game of <br /> - Licensee, shall clean and restore the facilities at such park to <br /> their previous condition, ordinary wear and tear excepted, and <br /> such cleaning and restoration shall be accomplished without un- <br /> • reasonable delay. <br /> .r.: .7.
