Licensee shall indemnify Owner against all <br /> claims by any person for injury or damage of every nature arising <br /> from Licensee's use of the premises and parking areas or any <br /> occurrence on the premises and parking areas, excepting only <br /> those based on Owner's own acts or negligence, suffered during <br /> the term of this agreement. At Licensee's sole costs, Licensee <br /> shall defend Owner against any suit or action arising from such <br /> injury or damage and all appeals therefrom and shall satisfy and <br /> discharge any judgment or decree that may be awarded against <br /> Owner in any such proceeding. <br /> 8. Licensee shall immediately obtain and continuously <br /> maintain during the term, liability insurance in a form and with <br /> an insurer satisfactory to Owner. Both Owner and Licensee shall <br /> be named as insureds and the policy shall insure both of them <br /> against all liability for damages to persons and property arising <br /> out of Licensee's activities on or any condition of the premises <br /> and parking areas with limits of at least $500,000 for injury to <br /> one person, $1,000,000 for injuries arising out of any one <br /> . occurrence, and $300,000 for property damage. Licensee shall <br /> furnish to Owner satisfactory evidence of continuing compliance <br /> with the terms of this paragraph. <br /> • .9.
