All improvements and alterations performed on the leased premises by either <br /> Owner or Lessee shall be the property of the Owner when installed. <br /> 13. At all times during the terns of this Agreement, Owner shall keep the buildings <br /> on the premises insured against loss by fire at their full insurable value, Any additional <br /> insurance covering Lessee's personal property shall be obtained by Lessee at Lessee's expense. <br /> Owner and Lessee hereby release and discharge each other from any claims for damages to the <br /> premises or the personal property thereon occurring during the term of this Agreement arising <br /> out of or incident to fire or other casualty or perils covered by fire Insurance policies carried by <br /> Owner or Lessee, whether due to the negligence of the parties, thcir agents, employees or <br /> otherwise. <br /> 14. Lessee shall have no authority or right to order or contract for any product, <br /> service, labor or material to be paid for by the Owner and shall make no improvements at the - <br /> ball park unless approved by the Owner in writing. <br /> 15. Lessee, and all users by permission by Lessee, shall comply with all federal, state <br /> and municipal equal opportunity Iaws and regulations prohibiting discrimination. <br /> 16.
