requested use period does not conflict with the scheduled use of Lessee or a request previously <br /> received by Lessee. <br /> 9. Concessions. Lessee shall have the right to designate, operate, contract for and receive <br /> the revenues from all concessions and products sold within the premises. <br /> 10. Advertising. Lessee shall have the right to designate, operate, contract for and receive <br /> the revenues from all advertising signs placed on the interior of the complex. Lessee shall not <br /> erect nor paint any signs on the exterior portion of the complex or any other part of the premises <br /> without obtaining Owner's prior written consent. At its sole expense, Lessee shall obtain all <br /> necessary sign approvals and shall comply with all applicable City of Eugene sign ordinances and <br /> regulations. <br /> 11. Indemnification. Lessee shall have the responsibility for the safety of persons and <br /> property while occupying an using the premises. Owner shall not be liable for any claims or for <br /> damages to persons or property resulting from the act or negligence of any person other-than <br /> Owner-. excepting those arising as a: result of Owner's sale negligence, Lessee shall indemnify <br /> Owner against all claims made by any person for injury or damage of every nature arising out of <br /> Lessee's use and .maintenance of the premises and parking areas, or any occurrence on the <br /> premises and parking areas, excepting only those based on Owner's own-aets -er sole negligence, <br /> suffered during the term of this lease.
