5.5 To keep the premises neat and clean. <br /> 5.6 Should real property taxes be assessed against the premises as a result of this lease <br /> or Lessee's use of the premises, to pay all real property taxes when due. <br /> 6. Owner's Obligations. Owner shall have the following obligations during the entire term <br /> of this lease: <br /> 6.1 To extend water, sewer and electric main lines (not the service lines) to a point on <br /> Owner's property where access for the park and the premises can be made. <br /> 6.2 To perform routine maintenance on the park property associated but not included <br /> in the premises. <br /> 7. Naming of Complex, Fields and Improvements. Owner and Lessee shall jointly agree <br /> on a name for the Bambino Baseball Field Complex. Lessee shall have the right to name the <br /> different fields and improvements within the complex, subject to Owner's approval, which shall <br /> not be unreasonably withheld. <br /> 8. Use of the Premises. Lessee agrees that except as otherwise provided in this lease, the <br /> premises shall be used solely for recreational community activities, including but not limited to <br /> amateur baseball and its related uses. <br /> 8.1 Lessee shall allow the use of the premises during the baseball season by other users <br /> (such as KidSports) and during the rest of the year for all recreational uses. Lessee shall make <br /> the premises reasonably available for such other uses. In any event, Lessee agrees to provide the <br /> premises for use by others during and for at least seven (7) complete days of each month. <br /> 8.2 Lessee shall be responsible for scheduling the use of the premises by others.
