The <br /> terms and conditions of the exchange are set forth herein below: <br /> IT HAS BEEN AGREED AS FOLLOWS: <br /> 1. The Cohen Family Trust hereby offers to convey to the City of Eugene Parcel "A" by <br /> marketable title, free and clear of all encumbrances and liens, described as follows: <br /> A parcel of land lying in the Northwest Quarter of Section 2, Township 17 South, Range <br /> 4 West of the Willamette Meridian, said parcel being a portion of that tract of land <br /> conveyed to Lane County by that certain deed recorded on August 12, 1957, Reception <br /> No. 19204, Lane County Oregon Deed Records, said parcel being more particularly <br /> described as follows: <br /> Beginning at the southwest corner of Lot 18 of Spring Creek Gardens as platted and recorded on <br /> File 75, Slide 66 and 67, Lane County Oregon Plat records; thence North 89 ° 20' West 10.00 feet <br /> to a point being the true point of beginning; thence South 0 ° 40' West 62.97 feet to a point, said <br /> point being the southeast corner of said tract; thence South 73 West 41.86 feet along the south <br /> line of said tract to a point; thence leaving the south line of said tract North 16 ° 50' West 26.33 <br /> feet along the west line of said tract to a point; thence North 45 ° 52' 09" East 69.55 feet to the <br /> point of beginning containing 2058 square feet, more or less. <br /> 2.
