The school principal advised us that soccer play with cleated
shoes would quickly destroy the turf. To bring the Cal Young
fields up to the Ascot standard the following improvements would
be necessary:
Construct 2nd ball diamond, backstop, benches, etc. $22,000
Modify existing irrigation system to fit new layout 12,000
Construct restrooms (without concessions) 65,000
Pave parking, landscape to code along street 27,000
Add 3" loam to playing surfaces 17,000
Raise 80 sprinkler heads to new grade 1,000
Seed /fertilize 12,000
Upgrade playground paving to withstand parking 10,000
Subtotal without drainage $166,000
Contingency and engineering @ 20% 33,200
Grand total (say) $200,000
CRESCENT PARK
Crescent Park is an undeveloped 11 acre parcel east of a 32 acre
4 -J school site near Coburg Road, northeast of Kinney Loop and
South of Hillview. Except for older residential development on
the rural streets mentioned, the area is several years away from
having modern subdivisions reach the park. Sacred Heart Hospital
has expansion plans south of the school site and east of Kinney
Loop. The city acquired its 11 acres partly for neighborhood
park purposes (3 - 5 acres) and the balance to be developed as
athletic fields in conjunction with School District 4 -J. 4 -J is
reviewing whether their site is still the best site for a school,
and consequently whether to sell or trade it. If traded, the
city would explore a trade to retain the capacity to jointly
develop athletic facilities with the school.
The advantage of this site is the potential for an optimum field
layout and soils with fair -to -good drainage characteristics.
The disadvantages for both school and sports complex of this site
in general are that it is located off of residential streets, and
the street patterns developing will restrict access from all
sides but the south. That is an inconvenience to people who may
wish the access the park from directions than the south, and it
concentrates such traffic on one or two streets.
Until 4 -J decides the location of the future school in this area
this site is not felt to be a viable alternative at this time.
Therefore no cost estimates have been developed.
3
