will utilize a readily available parking facility on City of Eugene park property. <br /> Existing site features, including sidewalks, will allow easy access from the <br /> proposed building to and along the existing parking area. <br /> The development site and the surrounding area do not have any unusual <br /> topographic features. The area is considered flat with slopes of less than three <br /> percent. Existing vegetation on this site is primarily open grass area. However, <br /> shrubs and small, unmaintained trees are located along the perimeter of the site and <br /> within the property approximately 40 feet from its west boundary. <br /> The proposed landscape /site plan indicates extensive use of various plant materials <br /> for screening purposes to adjacent properties and for on -site amenities.
