(CU 96 -1) <br /> Tax Lots 700 and 800 -- Assessor's Map 17- 04 -25 -13 <br /> Tax Lot 3100 -- Assessor's Map 17- 04 -25 -12 <br /> Located north of Thomason Lane and east of River Road, with access <br /> from Fir Lane. <br /> Request is for a conditional use permit to allow a day care <br /> facility in an RA Suburban Residential zoning district and PL <br /> Public Land zoning district. <br /> Applicant: City of Eugene Parks Service of the Public Works <br /> Department and Child Care, Inc. <br /> The following findings of fact and conclusions of law are based <br /> upon testimony presented at the public hearing of April 3, 1996 and <br /> materials and documents submitted and made part of the planning <br /> department file through the close of the record. <br /> DECISION DATE: April 15, 1996 <br /> APPEAL DEADLINE: April 25, 1996 <br /> CONCLUSION: A condit use permit to allow a day care facility <br /> in an RA Suburban Residential zoning district and PL Public Land <br /> zoning district is granted on the following conditions: <br /> 1. The applicant shall contact the Transportation Division at the <br /> Permit and Information Center addressing the following <br /> concerns: <br /> A. Future improvement of Fir Lane beginning approximately <br /> 100 feet east of River Road and extending east to the <br /> entry point into the parking lot serving Maurie Jacobs <br /> Memorial Park. <br /> B. Transportation Systems Development Charges (SDC) fees <br /> that will be applied to the proposed facility. <br /> C. A confirmation letter regarding the conversation between <br /> the applicant and the Transportation Division at the <br /> Permit and Information Center shall be presented to the <br /> Planning Division prior to staff preparation of the <br /> Conditional Use Permit Agreement.
