• <br /> Examples of the type of projects to be accomplished by this work unit are: <br /> A. Repair or minor enhancement to any existing building finish <br /> surface. <br /> 1) Interior and Exterior Walls <br /> 2) Floors and ceilings <br /> 3) Roofs <br /> B. Repair of Mechanical Systems <br /> 1) Electrical <br /> 2) Plumbing <br /> 3) Lighting fixtures <br /> 4) HVAC <br /> C. Minor painting and /or remodeling <br /> 2. To establish a central computerized facilities inventory and condition <br /> auditing program to uniformly assess the scope and condition of all <br /> existing city building facilities. <br /> The goal is to develop a computerized information system and analysis program <br /> which will: <br /> A. Collect and store inventory information to identify all of the <br /> city building facilities in a retrievable computer format. Full <br /> copies of this database would be available at both the Facilities <br /> Projects and Program Management and at Facilities Maintenance <br /> Sections. <br /> B. Establish a uniform building facilities audit (condition inspec- <br /> tion) and rating program which, when completed, will assign each <br /> building an overall condition score based upon the conditions of <br /> the various system components making up the facility. These <br /> overall building condition scores will be used to rank the <br /> relative condition of each building under city ownership or <br /> jurisdiction. <br /> C. Establish a method of forecasting the rate of deterioration of <br /> each building based upon the historical information obtained <br /> through use of the facilities audits. Initial forecasts would be <br /> made on the basis of industry standard building system life <br /> cycles. <br /> D.
