4. CITY RESPONSIBILIES <br />4.1 Landscape maintenance around the pro shop and parking lot. <br />4.2 Painting of lines in the parking lot. <br />4.3 Maintenance and repair of main plumbing lines, main gas lines, electrical wiring, <br />roof, and load bearing elements of golf course buildings. <br />4.5 Painting the exterior of all golf course buildings <br />4.6 City shall repair or replace any system, facility or building that is damaged or <br />destroyed by causes other than normal wear and tear (to maximum insured value); <br />provided, however, that Operator will repair or replace any system, facility or building <br />owned by City that is damaged or destroyed by negligence, recklessness, or <br />intentional conduct of the Operator, Operator's employees or agents. <br />4.7 Consultation for pest management at the golf course will be provided; however, <br />any actual pest management at the golf course shall be done at the Operator's <br />expense by a State of Oregon licensed pesticide applicator with appropriate license <br />endorsements for the application. <br />4.8 Maintenance of off - premises signs. <br />4.9 Irrigation; system consultation. <br />4.10 City will provide rough mowing of the undeveloped eastern portion of the golf <br />course. <br />
