• • <br />5.5 Permits. The Sublessee must obtain any necessary federal, state, or local permits <br />for the construction, installation, and operation of the Sublessee's Transmission Facilities. The <br />Sublessee must post in an appropriate and visible place inside the New Equipment Building copies <br />of all documents of authorization from the Federal Communications Commission for the transmitters <br />within said building. <br />5.6 Additional Restrictions on Use. In connection with its use of the Premises, the <br />Sublessee must: <br />5.6.1 Conform to all applicable laws and regulations of any public authority <br />affecting the Premises and the Sublessee's use and correct, at the Sublessee's own expense, <br />any failure of compliance created through the Sublessee's fault or by reason of the <br />Sublessee's use. <br />5.6.2 Refrain from any activity that would make it impossible to insure the <br />Premises against casualty, would increase the insurance rate, or would prevent the Landlord <br />from taking advantage of any ruling of the Oregon Insurance Rating Bureau or its successor, <br />allowing the Landlord to obtain reduced premium rates for long-term fire insurance policies, <br />unless the Sublessee pays the additional cost of the insurance. <br />5.6.3 Obtain the prior written consent of the Sublessors prior to cutting any <br />standing timber on the Premises for any of the reasons permitted under this sublease, unless <br />the standing timber poses an immediate threat to health and safety, in which case the <br />Sublessors must be promptly notified of the fact of the cutting and the reason therefor as <br />soon as possible. <br />5.7 Removal of Antennas. The Sublessee may not remove any antenna installed on the <br />New Tower, including any antenna installed by or for the use of the Sublessee, without the prior <br />written consent of the Sublessors. The Sublessee agrees that the Sublessors may withhold their <br />consent to remove any antenna that is being used by the Sublessors or by any other person <br />authorized by the Sublessors to use, install, or maintain equipment on the Premises until the <br />Sublessors, or the other person, abandons the use of the antenna, and that the Sublessors have the <br />right, in the Sublessors' sole discretion, to determine whether use of an antenna has been abandoned. <br />If Subtenant Sublessee abandons an antenna, Sublessee shall no longer be responsible for <br />maintaining the antenna. <br />5.8 Use of Antennas.
