As per Paragraph 4 of the Lease Agreement between the City of Eugene and ,the Lane Transit <br />District concerning the rental rate for the transfer station in Amazon Park, the rate for FY 97 is as <br />follows: <br />a. Land Rental: The leased area is 17,262 square feet (.396 acre), as described in Exhibit <br />"A ". The Real Property Officer has indicated that large raw land parcels in this area area would <br />be $60,000 per acre. The value of the site is calulated to be $23,760.00. The annual rent at 8% <br />per year is therefore $1,900.80. <br />b. Landscape Maintenance Reimbursement: The area of turf and groundcovers within the <br />leased are described in Exhibit "A" is 6950 square feet, as measured from drawings and <br />subtracting the additions of restroom and paving for bicycle parking. The current cost to <br />maintain that level of landscaping for one years is $.19 per square foot, a figure provided by the <br />Parks Maintenance Manager, who compared this small area to median islands, for which a figure <br />of $30 to $.40 has been calculated. The maintenance cost at $.19 PSF is therefore $1,320.50. <br />There are no additional components of annual rent at this time. Total annual rent for the Amazon <br />Park Transit Station site is $3,221.30. <br />This amount is due an payable on or before January 2 of each year. <br />97 ®00V'I Qft <br />
