Exhibit B - Tenant Improvements Provisions <br />Parkview Place Building <br />Real Property Lease <br />Improvements. <br />Tenant accepts the Leased Premises from Landlord in "AS IS" condition, except for the following: <br />Landlord shall construct the improvements in the Premises substantially in accordance with the <br />approved final plans and specifications and working drawings, and shall perform all construction in <br />good workmanlike manner. <br />Landlord shall provide a Tenant Improvement allowance of up to $30.00 per useable square foot <br />($115,800.001. Such amount will be applied against construction expenses, to include, space <br />design architectural costs, fees and permitting, and any construction expenses for Tenant's Leased <br />Premises upon completion of all work and removal of any potential construction liens. <br />Any costs and expenses exceeding Tenant Improvement allowance shall be billed directly to the <br />Tenant for reimbursement to the Landlord. Tenant may elect to amortize the balance due over the <br />initial term,of the lease (first 60 months) at a ten percent (10%) interest rate. <br />Should Tenant choose to amortize the Tenant Improvement overage amount over the term of the <br />lease, it shall be paid back by Tenant to Landlord as additional monthly rent beginning at Lease <br />Commencement as set forth in Section 1.1 of the lease. <br />Tenants pre-lease negotiation payment of $10,000 shall be applied toward Tenant's share of <br />Tenant.
