A Space Needs Summary for the Roosevelt Yard Facilities is provided at the end of this
section. The Summary provides actual, current, and 20-year (2024) data for personnel,
buildings, covered and open storage, parking, and landscape areas.
In preparing the space needs, it was assumed that staff would increase 20% over 20 years.
Building space and parking are therefore also based on this assumption. Similarly, it was
assumed that site storage and covered vehicle parking would increase 20% over the 20-year
period.
The Space Needs Assessment has determined that the total land area need for the 20-year
period is projected to be 734,906 s.f. (16.87 acres). The actual area of the site (as shown in the
Master Plan) is approximately 860,388 s.f. (19.75 acres).
The Illustrative 20 year Master Plan follows the Space Needs Summary. This document
suggests the most viable growth scenario for the facility as determined by the 2024 Space
Needs data as well as Facility Condition Reports, Seismic Evaluations, and circulation studies.
The Master Plan is a particularly useful design tool given that it is applied specifically to the
Roosevelt Site. Section XI-Facility Needs contains specific developmental recommendations
and should be viewed as a companion to the Master Plan presented on the following page.
The combination of the Facility Space Needs/Master Plan as well as the accompanying site
evaluation data serves to provide the Public Works Facility a solid foundation upon which to
- form future developmental choices.
BERRY ARCHITECTS, P.C.
