Request for Proposals <br />for City-Owned Triangle <br />The City should issue a Request for Proposals <br />for development on the city-owned triangle. <br />City staff may first need to issue a Request for <br />Clualifications, and meet with, developers to <br />assess the .potential for this property. The RFP <br />will include guidelines to ensure that the <br />components of the Concept Plan, such as the <br />new Millrace and the transportation alternative, <br />are accommodated. <br />2. Coordination with <br />EWEB /Waterfront Design <br />Maintaining close coordination with EWEB is <br />essential as their discussion of a phased <br />relocation continues. <br />3. Coordination with Courthouse <br />Architect <br />A number of components of the Concept Plan <br />require coordination of design work with the <br />Courthouse Architect, specifically Cannery <br />Square. <br />4. Initiate Metro Plan <br />Amendments and Zone Changes <br />Metro Plan amendments and will be required to <br />redesignate the area within the Courthouse <br />District to a land use more in keeping with the <br />uses proposed in the Concept Plan. Zone <br />changes will be also required. Both of these <br />planning efforts will occur as part of the <br />Downtown Plan Update. <br />5. Create Riverfront Conceptual Design <br />Public participation and investment to create a <br />more fully developed concept for the riverfront. <br />is essential. A team of environmental experts <br />and creative designers needs to be assembled, <br />to balance the opportunities and constraints of <br />the site and create an outstanding design for <br />our civic waterfront. <br />6. Determine Appropriate Land Uses <br />The land use concept in this this Plan is very <br />general.
