Metro Flan Designations <br />and Zoning <br />This area is designated in the Metro Plan for indus- <br />trial (predominantly north of 8th'`Avenue) and com- <br />mercial uses (south of 8th Avenue). The zoning within <br />;_. ;;,,~, ,~ the Courthouse District is PL Public Land on EWEB; <br />I-3 Heavy Industrial on Chiquita, I-2 Light-Medium <br />Industrial and Community Commercial on the Broad- <br />way blocks. As part of the Downtown Plan Update, a <br />~ new zone will be created and applied to the proper- <br />~ ties within the Courthouse District. A Metro Plan <br />amendment will be required for any rezoning. <br />°~ :~r: „r <br />Proposed Land Uses <br />General Land Uses <br />A mix of uses, either within one structure or within a <br />block is proposed for the Courthouse District. Those <br />uses which promote pedestrian activity, such as <br />restaurants and shops, are strongly encouraged on <br />the ground floor. Office commercial or residential is <br />Metro Plan designations. <br />encouraged for upper floors. The proposed mix of <br />_ commercial, residential and civic uses is not yet <br />a specific in terms of the ratio of the mix, or the <br />~i densities required. <br />Parking also needs to be planned for and accommo- <br />dated as a land use within this district. Not all park- <br />ing required to serve this area needs to be within the <br />'~ '`'=~'I ~ <.31;;,' Courthouse District; the development of parking in <br />other areas of downtown which are easily accessible <br />to this district is strongly encouraged. The City is <br />currently in the process of conducting a parking <br />study, to determine appropriate locations for struc- <br />tured parking to serve the Courthouse District as well <br />as other development areas downtown. The parking <br />study will be incorporated into the Central Area <br />Transportation Study and will be considered as part <br />of the Downtown Plan Update. <br />Paget 2 <br />
