Land Use
Alternative 2, Option A (Preferred Alternative)
Development of the courthouse on the Alternative 2, option A (Chiquita, formerly Agripac) site
in Eugene would be consistent with current local land use regulations and zoning. Placing the
courthouse on this site would also be consistent with local redevelopment plans for the site and
the surrounding area.
Redevelopment of the Chiquita site would intensify urban land uses in the areas south and west
of this site, which are currently occupied by commercial and light industrial businesses.
Placement of the courthouse on this site, in conjunction with the redevelopment plans of the
Eugene visioning committee, would result in a substantial shift in adjacent land uses, as retail
and commercial businesses, professional offices, and residential buildings replace current land
uses to establish a more densely urban mixed-use area.
Selection of Alternative 2, option A would require relocation of the Chiquita processing plant
and associated parking, as well as the AutoCraft shop and associated customer parking.
Alternative 2, Option B
Land use impacts under Alternative 2, option B would be the same as those described above for
Alternative 2, option A.
No-Action Alternative
The no-action alternative would result in no adverse land use impacts.
Potential Mitigation Measures
Mitigation measures would not be required for either of the alternatives under consideration.
Significant Unavoidable Adverse Impacts
No significant unavoidable land use impacts would result from development on either of the
alternative sites.
Final EIS 128 New Federal Courthouse
