Land Use <br />Alternative 2, Option A (Preferred Alternative) <br />Development of the courthouse on the Alternative 2, option A (Chiquita, formerly Agripac) site <br />in Eugene would be consistent with current local land use regulations and zoning. Placing the <br />courthouse on this site would also be consistent with local redevelopment plans for the site and <br />the surrounding area. <br />Redevelopment of the Chiquita site would intensify urban land uses in the areas south and west <br />of this site, which are currently occupied by commercial and light industrial businesses. <br />Placement of the courthouse on this site, in conjunction with the redevelopment plans of the <br />Eugene visioning committee, would result in a substantial shift in adjacent land uses, as retail <br />and commercial businesses, professional offices, and residential buildings replace current land <br />uses to establish a more densely urban mixed-use area. <br />Selection of Alternative 2, option A would require relocation of the Chiquita processing plant <br />and associated parking, as well as the AutoCraft shop and associated customer parking. <br />Alternative 2, Option B <br />Land use impacts under Alternative 2, option B would be the same as those described above for <br />Alternative 2, option A. <br />No-Action Alternative <br />The no-action alternative would result in no adverse land use impacts. <br />Potential Mitigation Measures <br />Mitigation measures would not be required for either of the alternatives under consideration. <br />Significant Unavoidable Adverse Impacts <br />No significant unavoidable land use impacts would result from development on either of the <br />alternative sites. <br />Final EIS 128 New Federal Courthouse <br />
