Land Use <br />Zoning and Land Uses <br />Alternative 1, Option A <br />Alternative 1, option A, the Riverfront site, is bordered by Main Street, Mill Street, West B <br />Street, and Island Park. This site, covering 196,000 square feet (4.5 acres), is zoned for <br />community commercial use. There are approximately 145 parking spaces in several small <br />parking lots associated with the businesses listed below. <br />Figure 3 shows land uses on the Alternative 1 site as of June 30, 2000, consisting of the <br />following: <br />• Main Street: <br />^ Ruthie B's Antiques <br />^ Norm's Auto Repair <br />• Mill Street: <br />^ At Home, Inc. (importlexport) <br />^ Bright Oak Meats Inc. <br />^ Island Park Professional Center-(tenants include doctors, dentists, <br />physical therapists, clinics, denture fabricators, a pharmacy, a real <br />estate office, an engineering office, an investment office, and a <br />sales office for a wood products company <br />• West B Street: <br />^ Island Park Professional Center <br />Alternative 1, Option B <br />The smaller Alternative 1, option B Riverfront site has the same borders as the larger <br />Alternative 1, option A site, except that the southern border is at West A Street. The site covers <br />115,870 square feet (2.66 acres) and has the same zoning as the option A site. The land use on <br />the site is-the same as on the option A site, except that Ruthie B's, Norm's Auto Repair, At <br />Home, Inc., Bright Oak Meats, and the Island Park building situated south of West A Street are <br />outside the project area. Under Alternative 1, option B, these properties would not be acquired <br />for the courthouse project. <br />Alternative 2, Option A (Preferred Alternative) <br />~ Alternative 2, option A, the Chiquita (formerly Agripac) site, is bordered by East 8~' Avenue, <br />Highway 99, and the railroad tracks. This site covers 225,206 square feet (5.17 acres). The site <br />is zoned entirely for heavy industrial use. The majority of the site is occupied by the Chiquita <br />Processed Foods plant office and processing buildings, and the remainder is occupied by <br />AutoCraft. This business also occupies a portion of land on the corner of Highway 99 and East <br />New Federal Courthouse 125 Final EIS <br />__ . <br />
