They can be grouped into two broad categories: Downtown is critical and Other location <br /> factors play a role. <br /> Downtown is critical . <br /> • [Our business] is an Eugene "Original". [It] was started in Eugene in 1960, by a native of <br /> Eugene, with its first location on 13th and High Street. It will be a shame to lose a <br /> business which has its roots here in Eugene, and move it away from Downtown, or close <br /> it completely. <br /> • Core Downtown street-front is critical to [our organization], but not the specific address. <br /> • W Broadway - we like our location a lot, particularly near transit, PIC, etc., but <br /> downtown is the primary Rent - we currently pay below market rate. We are willing to <br /> pay market rate for excellent space. Existing space - We would like improved space with <br /> maintaining North/South Light, 2nd floor or above, structure system which was <br /> appropriate for open office layout. We liked the idea of being on the top floor of the <br /> Washburne building. Proximity -very important to be near City and County <br /> Departments. Nice to be near grocery/food locations Parking -need 2 loading spaces for <br /> rental cars and/or shlepping project stuff. Otherwise parking can be more remote (within <br /> 500'), but needs to be well lit and feel safe for employee safety. <br /> • Currently pay well below market rate, probably the organization could not afford the <br /> current market rate. Paying 40 cents per sq. ft. Need storefront and classroom space <br /> behind Need to be located next to Eugene Station, 11th and Pearl, Alton Baker Park, 4th <br /> and Blair, 5th and Wilson. <br /> • West Broadway between Willamette and Charnelton, I think you mean.:-) This is the <br /> livliest nightlife neighborhood in Eugene, and the friendliest for pedestrians. All the <br /> activities reinforce each other. Recreating this neighborhood in another location would be <br /> a Herculean task. This is why the current site is so important. West Broadway is very <br /> successful with some investment in more programming during the day, and the filling <br /> of a few empty storefronts, it would be completely revitalized. Redevelopment, however, <br /> would kill it. It would be forced, subsidized gentrification, which would never be <br /> successful and it would be a colossal waste of money. <br /> Other location factors play a role <br /> • Proximity to the bus station and the hospital. We have an alley in the rear with the <br /> warehouse right by... we really like and need that type of configuration. <br /> • Existing location that we've been in for 24 years, no impulse purchasing [in our current <br /> location], but we are sought out. Square footage is very important. <br /> • What we have here is what we selected for our hoped for customer base when we came <br /> here five years ago and remodeled and set up.
