There are many advantages to such a route selection, including: <br />• Readily available R/W - even though the environmental process may be dicey, <br />much of the route is under City ownership, with other portions vacant or <br />underutilized, making it more readily available. <br />• Less costly R/W - any R/W purchases along West l lth would be expensive, as <br />this type of intensely developed strip commercial would cost the most per sq.ft. <br />• Ease of construction - Over half the route would be on non-traffic routing, <br />simplifying stage construction. <br />• Travel time/speed assured - Without other traffic to contend with, the separate <br />independent alignment could have significant travel time advantages over existing <br />11 th Avenue, and all new signals could provide priority to Em-X over conflicting <br />traffic (except for emergency vehicles). <br />• Placement near the Amazon, which separates CommerciaUIndustrial land to the <br />north from residential properties to the south, could enhance service for all users. <br />• This route provides several opportunities for major or minor park and ride <br />locations, including the County Fairgrounds, Faith Center, Armory, as well as <br />vacant or under-developed land around Bailey Hill, Wallis, Sam Reynolds, <br />Bertelsen Road, Interior or Commerce Streets. <br />G.Mc. 1 /9/07 <br />
