Physical Im rovements (for impact reduction/mitigation): A facility or asset, designed and <br /> constructed t the developer's expense, which is owned and maintained by the property owner or <br /> owner's age t; not a program or activity or naturally occurring physical attribute. <br /> Proportion to Share of Public Facility Costs: The cost of capital improvements which are <br /> ~li reasonably ttributable to new development. <br /> PFU: Plum ing Fixture Units. PFUs are defined in the state Uniform Plumbing Code. A unit <br /> equivalent is assigned to different drainage fixtures depending on drain pipe or fixture size. The <br /> rate of charg per PFU will vary and is dependant upon a development's land use and associated <br /> impact to th pubic wastewater system. <br /> Peak Flow: For purposes of the Metropolitan Wastewater Management Commission SDC, peak <br /> flow is the p ak wet weather design capacity of the regional wastewater treatment plant. <br /> Process W stewater: Water which, during manufacturing or processing, comes into contact with <br /> or results fro the production of or use of any raw material, intermediate product, finished product, <br /> byproduct o waste product. <br /> Redevelop ent: The change in use of an existing building that constitutes a change of use of the <br /> building in it entirety. <br /> <br /> . Reimburse ent Fee: The portion of the system-specific SDC charged to recoup the community's <br /> past or curt nt investment in extra capacity in anticipation of future growth. An example is the <br /> facility char a established by MWMC to recoup the regional investment in extra capacity in the <br /> wastewater reatment facility. <br /> Replaceme t Costs: The cost (in current fiscal year dollars) of replacing existing system capacity. <br /> Residential Dwelling Unit (RDU): Residential Dwelling Units are used in the calculation of <br /> wastewater DCs as a basis for determining the relative impact or service used by residential <br /> developmen .Abase fee is applied to each RDU, such as one house, one accessory dwelling unit, <br /> or each ap rtment unit, plus a rate per square foot is applied to the total living area. For <br /> manufactur d home parks, which are charged SDCs at the time a park's initial development permit <br /> is issued, th local wastewater SDC will be based upon the maximum size of manufactured home <br /> that can be laced on building pads located within the park. Each space shall constitute an RDU <br /> and the rate per square foot shall be applied to the total gross floor area of all proposed structures <br /> within the p rk. <br /> SS: Suspe ded Solids. The total elements and compounds which float on the surface of, or are <br /> suspended i ,wastewater and which are removable by laboratory filtration, expressed in milligrams <br /> per liter. <br /> SDC Eligibl Costs: System value net of assessable costs, grants and outstanding debt.
