The subject property. consists of an irregular-shaped 39.9-acre parcel zoned <br />i R-1/PD, Low Density Residential with Planned Unit Development overlay. The Lane County <br />Department of Assessment and Taxation identifies the subject property as Tax Lot 101 on Map <br />18-03-20-00. <br />The purpose of this inspection and subsequent analysis was to estimate the fee simple market <br />value of the subject property as .of the latest date of property inspection of October 1, 2004. After <br />an inspection of the property and based on subsequent research and analysis of pertinent market <br />data, the market value estimate for the subject property is as follows: <br />FOUR HItNDRED T.I~tTYTHOUSAND SEVENHUNDRED ~'WEIVTYF7VEDOZ~LA-&S <br />The as-is value estimate assumes the estimated usable area included in the parcel is correct. Any <br />deviation from this estimate may result in a change in the value conclusion stated herein. <br />This complete appraisal is presented in summary format .per our agreement. Information <br />summarized within this report, where appropriate, has been maintained in more detail within.the <br />office file. The attached appraisal report details the basis and reasoning for my value conclusion. <br />Please refer to the. Summary of Salient Facts on page S. Your attention is also directed to the <br />statement of Assumptions and Limiting Conditions contained on pages 6 and 7. <br />This appraisal conforms to the 2000 edition of the Uniform Appraisal Standards for Federal Land <br />Acquisitions. This report has also been made in conformance with the Uniform. Standards of <br />--------Professional~4ppraisai Pra-cti-ce-(-H~P~j~s~dopt ~tarrd~ds oar o e <br />Appraisal Foundation.
