Scott McCleery, Attorney(344-2174, fax 344-0209) <br /> Location: South of Donald St. and West of Fox Hollow Rd. <br /> Size: Approximately 26 acres (3 parcels) <br /> Map and lot: 18 03 19 00 - 00300 (zoned R1) <br /> 00600 (zoned R 1/PD) <br /> 18 03 19 00- 04500 (zoned R1) <br /> On February 8, 1995 John Etter and Parks Planning received a fax from P. Scott McCleery, <br /> representing a land owner in the south hills who is interested in donating land to the city for park <br /> use (copy attached). I have also included a map which shows this property in relationship to the <br /> city's existing ridgeline park and surrounding streets. On Feb. 20th I walked the property and <br /> took some photos which depict typical vegetation and terrain. These are also attached. <br /> I talked with our Planning Dept. and was told that the steep slopes, heavy vegetation and lack of <br /> vehicular access has deterred potential developers from submitting development plans. We are <br /> most likely receiving this offer because the property is difficult to develop and the owner may <br /> receive tax benefits from making such a donation. <br /> Site Description: <br /> This property is in the south hills and ranges from about the 750 foot up to 1000 feet in elevation. <br /> The north and east facing slopes on the property are mostly 20%or greater. This property is in <br /> the upper elevation of a drainage pattern, somewhat bowl shaped, that results in a seasonal <br /> stream as it leaves the property at the north boundary. A couple hundred feet to the north of the <br /> property the drainage enters a 30" pipe in our storm system along Donald Street. Although not <br /> on the subject property this last section of open drainage has some potential wetland value which <br /> the city may be able to explore its value with those property owners. <br /> The property is entirely wooded with fir and oak, except for a little over 1 acre under the BPA <br /> easement which is covered in thick brush, but kept free of large trees. There are no structures on <br /> the property. <br />
