E. <br /> Salem, Oregon 97310 <br /> Dear Dave: <br /> A field review of the appraisal documentation for Oregon project 41-00839, <br /> Morse Ranch Acquisition, has now been completed. The review and site in- <br /> spection was conducted by an MAI appraiser employed by the General Services <br /> Administration during the period of December 15 through 17, 1976. <br /> According to the GSA report, the fair market value of the Morse property was <br /> S290,800 as of the date of taking, August 1, 1976. This can be further <br /> broken down as follows: <br /> Land - 26.78 Acres @ S8,500/AC (rounded) $227,600 <br /> Dwelling - 2,886 SF @ S18.00/SF (rounded) 52,000 <br /> Garage, Barn 9,700 <br /> Other Land Improvements 1,500 <br /> .5290,800 <br /> The final grant award for this acquisition project will be determined using <br /> these figures. <br /> Based on the above value conclusions, we are willing to approve a cost increase <br /> amendment for project no. 41-00839 which includes the following elements: <br /> 1. State Administration $1,000 <br /> 2. Acquisition: <br /> 37% of Dwelling Value ($52,000) 19,240 <br /> 37% of 0.5 Acre Home Site @ $8,500/AC 1,573 <br /> • 26.28 Acres @ $8,500/AC 223,380 <br /> Garage, Barn 9,700 <br /> Other Land Improvements 1,500 <br /> 3. Relocation 4,000 <br /> Revised Total Cost = $260,393.00 <br /> Revised L&WCF Amount = $130,196.50 <br />
