3. Termination. This agreement may be terminated by either party upon 120 <br /> days written notice to the other party. <br /> 4. Improvements. All improvements are the responsibility of University, which <br /> were made and must be maintained at its expense, and are temporary. No additional <br /> improvements shall be made by University, excepting maintenance of existing improvements, <br /> without written consent of City. University shall remove all improvements within 120 days <br /> of either party giving a notice to terminate the agreement. <br /> 5. University agrees to maintain the vegetation within the specified area below <br /> a maximum height of ten inches (10") between June 15th and September 30th as required <br /> in Section 6.515 of the Eugene Code, 1971. Initial spring mowing will be coordinated with <br /> City staff to minimize any harmful impacts to nesting wildlife. <br /> 6. University agrees to maintain the small 4-5 space parking area immediately <br /> north of the hammer throw area in an all weather usable condition. <br /> 7.
