6. Maintenance Building: There is a desire and mutual benefit expected in sharing the <br /> proposed maintenance building which is to be divided so that Babe Ruth accesses their <br /> portion from inside the fence and the City accesses its portion from outside the fence. In <br /> order to ensure continuity of the design and aesthetic integrity of the single structure the <br /> City will provide the shell of the building on Babe Ruth's side. The shell will include <br /> foundation, walls, roof, and utilities stubbed into the structure. Babe Ruth will provide <br /> the floor slab, interior finishing as desired, plumbing and electrical. The City will pay the <br /> cost of the building design, permit fees, and Systems Development Charges. The City <br /> will also pay the cost of all monthly utilities to the building if those utilities are only for <br /> maintenance building uses and not extended for other facility uses. <br /> 7. Miscellaneous Facilities: Fencing, gating, ticket booths, and any other improvements <br /> which Babe Ruth may choose to install beyond the outfield fencing to primarily benefit <br /> its program shall be paid for by Babe Ruth.
