(This info to be sent on request as suggested at bottom of first page of
the RFP. When the results of an ADA analysis are recieved, the 6th item will
be changed accordingly.)
To parties submitting proposals for use of the City of Eugene's property at
32257 Fox Hollow Road:
City staff wish to disclose certain deficiences and conditions at the pro-
perty which need to be acknowledged, and in most cases remedied before public
use of the facility commenses. No attempt has been made to identify all
deficiencies. Therefore, this should not be considered a complete list.
1. The fireplace fire box is burned out and the chimney liner is cracked. A
metal cap has been placed over the chimney to assure that no use is made of
the fireplace.
2. Some electrical wiring is needed to improve the safety and efficiency of
the electrical system. Beacon Electric inspected the electrical system and
made the following recommendations:
a. The water heater needs rewiring with a 20A or 30A 2P breaker,
depending on the name plate rating.
b. The clothes dryer needs a 30A 2P Zinco breaker (rather than the
existing 40A breaker).
c. The wire size for the bedrooms and bathroom heaters is too small. It
needs to be split into two circuits using two 20A 2P breakers.
3. The domestic water supply is by well water which has a limited capacity.
It is adequate with careful use.
4. The sanitary system is a septic tank and drain field. The tank was
pumped last year. An annual pumping might be needed to avoid drain field
problems.
5. The cottage has a substandard bathroom. Uses other than storage in the
cottage might require substantial renovations to make code compliant.
6. A.D.A. standards mean that substantial modifications will need to be
made. An inventory of deficiences is being prepared. Proposals that are
submitted should indicate that the house and premises have been reviewed in
light of A.D.A. standards, and acknowledge the types of improvements and
modifications that are needed and proposed -- ramping, parking, achieving cer-
tain door widths, interior clearances, plumbing fixtures, etc.
If you have need for additional information contact Walt Haniuk, Parks Prop-
erty Manager, 858 Pearl Street, Eugene, OR 97401, or by phone at 461 -2691
between _hours of 7:30 a.m. and 4:00 p.m.
