When the results of an ADA analysis are recieved, the 6th item will <br /> be changed accordingly.) <br /> To parties submitting proposals for use of the City of Eugene's property at <br /> 32257 Fox Hollow Road: <br /> City staff wish to disclose certain deficiences and conditions at the pro- <br /> perty which need to be acknowledged, and in most cases remedied before public <br /> use of the facility commenses. No attempt has been made to identify all <br /> deficiencies. Therefore, this should not be considered a complete list. <br /> 1. The fireplace fire box is burned out and the chimney liner is cracked. A <br /> metal cap has been placed over the chimney to assure that no use is made of <br /> the fireplace. <br /> 2. Some electrical wiring is needed to improve the safety and efficiency of <br /> the electrical system. Beacon Electric inspected the electrical system and <br /> made the following recommendations: <br /> a. The water heater needs rewiring with a 20A or 30A 2P breaker, <br /> depending on the name plate rating. <br /> b. The clothes dryer needs a 30A 2P Zinco breaker (rather than the <br /> existing 40A breaker). <br /> c. The wire size for the bedrooms and bathroom heaters is too small. It <br /> needs to be split into two circuits using two 20A 2P breakers. <br /> 3. The domestic water supply is by well water which has a limited capacity. <br /> It is adequate with careful use. <br /> 4. The sanitary system is a septic tank and drain field. The tank was <br /> pumped last year. An annual pumping might be needed to avoid drain field <br /> problems. <br /> 5. The cottage has a substandard bathroom. Uses other than storage in the <br /> cottage might require substantial renovations to make code compliant. <br /> 6. A.D.A. standards mean that substantial modifications will need to be <br /> made. An inventory of deficiences is being prepared. Proposals that are <br /> submitted should indicate that the house and premises have been reviewed in <br /> light of A.D.A. standards, and acknowledge the types of improvements and <br /> modifications that are needed and proposed -- ramping, parking, achieving cer- <br /> tain door widths, interior clearances, plumbing fixtures, etc. <br /> If you have need for additional information contact Walt Haniuk, Parks Prop- <br /> erty Manager, 858 Pearl Street, Eugene, OR 97401, or by phone at 461 -2691 <br /> between _hours of 7:30 a.m. and 4:00 p.m. <br />
