As you requested, <br /> I have reviewed different development alternatives that I believe would be possible on this site. <br /> The mistake made by many developers is thinking that the more lots that can be created, the <br /> greater the profit. As you know, this is not true, and with this particular parcel, it is critical that <br /> the number of lots does not destroy the property. In my review and knowledge of the property, <br /> the best use of the site wold is the creation of seven lots (see attached map). I do not believe there <br /> should be a connection to Necter Way. The only access should be by Dillard Road. It may be <br /> impossible to connect to Necter Way because at the end of the stub street location that would be <br /> the access point this property appears to be a wetland. <br /> The layout this office developed allows little impact to the stream and vegetation with the goal to . <br /> keep the site as natural as possible.
