DESCRIPTION - Ned <br /> Access . (coat.) Access #2 - This access is located at the end of Spring <br /> Blvd. It is not intended for vehicular access. There is <br /> •'currently a walking trail that starts at Spring Blvd. and <br /> heads east towards the subject. The current walking trail is <br /> in poor condition. This is the point where the city plans to <br /> begin construction of the Ridgeline trail if they decide to <br /> purchase the approximate 200 acres of the subject. <br /> Access #3 - This access is located at the end of Scharen <br /> Road. It is a gated access. This access was not inspected <br /> on the date of inspection, however, the owner <br /> representative stated that the access is gated and <br /> remains locked throughout the year. She also stated that <br /> this access leads to the center of the subject where it <br /> • <br /> connects with the loop shown on the map above. <br /> Exposure Good - The subject is a large tract of land located near the <br /> edge of development. It can be seen from Interstate 5 and <br /> Dillard Road, two heavily traveled arterials in the area. It can <br /> also be seen from Lane Community College. <br /> Easements and A preliminary title report was not provided for review. <br /> Encumbrances Upon reviewing county plat maps, there did not appear to <br /> be any adverse easements, encroachments, or <br /> encumbrances ..relevant to the subject property. If <br /> questions arise regarding easements, encroachments, or <br /> encumbrances, further research is advised. <br /> There is a BPA (Bonneville Power Administration) easement <br /> that bisects the subject property. It is located slightly south <br /> of the approximate 200 acres that the City of Eugene is <br /> considering purchasing. BPA Easements cannot be <br /> improved upon. However, they can be paved and used <br /> as arterials. Although they can be paved, parking under <br /> them is not permitted. <br /> The acreage occupied by the BPA Easement is unknown. <br /> However, due to the large size of the subject, its presence <br /> does not negatively affect the overall value presented in <br /> this report. <br />
