By extending the Urban Growth <br /> Boundary, the City of Eugene has to extend city services <br /> (water and sewer) to areas that are now without these <br /> services. The City of Eugene Planning Department stated <br /> that while an adjustment to the boundary is possible, <br /> feasibility studies for providing water and sewer services to <br /> several more tax Tots would need to be explored in great <br /> detail. The City of Eugene Planning Department stated that <br /> water and sewer services would nott likely ever be extended <br /> • beyond the Ridgeline ( MetroPlan line) as this would require <br /> extremely expensive pump systems to pump large amounts <br /> of water up and down the steep inclines of the Ridgeline. This <br /> suggests that the southem portion of the subject property <br /> (located south of the Ridgeline and MetroPlan line) would <br /> not likely ever be included in the city limits and therefore <br /> would not likely ever have access to city services. <br /> Zoning <br /> Currently the subject property is zoned F1 and F2 (see section <br /> labeled Current Zoning for more details). Property located <br /> outside the Urban Growth Boundary is included in what is <br /> known as the MetroPlan. The MetroPlan establishes <br /> guidelines for transition property including zoning. Following is <br /> a zone map which outlines the potential zoning of the subject <br /> property once the Urban Growth Boundary is extended. <br /> Possible zoning for the subject includes a mix of Government <br /> and Education, Forest Land and Natural Resources. It should <br /> be noted that land located south of the MetroPlan line is <br /> govemed by. Lane County and will continue its current <br /> zoning. The reader should note that the MetroPlan line <br /> generally follows the Ridgeline as this is the most likely extent <br /> of an Urban Growth Boundary adjustment. <br /> Although the probable zoning of the subject is outlined in the <br /> MetroPlan, it should be noted that once inside the city limits <br /> of Eugene; zones may change to fit the heeds of the city. <br />
