The forms <br /> used to document the visit is the Standard Inspection Form provided by Doug Miller of the <br /> Facilities Management Department. <br /> Existing conditions were recorded and recommendations on repairs or alternative measures <br /> were suggested. The following narrative describes the extent of damage and sense urgency <br /> the team experienced at the facility. <br /> Space three (3) listed as.Patio /Storage was in deplorable condition. The roof of this portion <br /> of the facility had been left to pond for a substantial period of time. This has led to <br /> numerous structural failures due to rot. The additional loading caused by the ponding has <br /> caused a total failure of the structure along the interior valley with the original roof line. It <br /> was obvious that the 'bandaid* measures taken to facilitate drainage along this valley were <br /> inadequate. <br /> The team observed damage to the original structure including: Rotting of structural members <br /> and finish woodwork, mildew and mold in carpeted areas of space five, roofing <br /> deterioration along all the junctures with space three, and collapse of adjacent structural <br /> members due to structural failure in space three. It is strongly recommended that space <br /> three should be demolished immediately. It poses a very serious threat to the safety of <br /> maintenance workers who utilize the space. Failures of this structure have also served to <br /> deteriorate the structure of the original Owen house. Each day this structure is Jeff to stand, <br /> water and rot work deeper into the original structure. Expedient demolition of space three is <br /> necessary if the City of Eugene hopes to save and re -use the Owen house. <br /> The existing house structure has not been designed to withstand the present code <br /> requirements for lateral and uplift loads and should be evaluated for structural integrity. The <br /> most concerning features being the masonry fireplace and the lack of any tie -downs in the <br /> wood framing. A thorough study and retrofit should be executed before any other <br /> remodeling or further occupancy. <br />
