Based on this assessment the. <br /> building requires over $200,000 in work over the next five years. The <br /> report also indicated that $190,000 worth of that work is needed in the <br /> next 18 to 24 months. <br /> It is important to realize that the result of this capital investment would be <br /> a smaller facility of a design that still would not match it's use. It would <br /> still be a house. <br /> Based on these reasons the Facility Management Division recommends <br /> demolition and replacement of the facility as the most long term cost <br /> effective action. <br /> Per your request I am providing the following estimates which correlate to <br /> the options outlined in Dick Morgan's memo dated 8- 14 -95. Because the . <br /> deterioration of the building is so advanced, any work to provide for the <br /> interim use of the building will be abnormally expensive. Based on what <br /> can be observed, we must assume that dryrot damage is extensive and the <br /> repair of much of it will be unavoidable even if the building is to be <br /> demolished in the next 2 to 5 years. Estimating the amount of <br /> unobservable damage that will have to be repaired is difficult at best and it <br /> must be emphasized that these figures are budgetary planning numbers <br /> only. <br /> Option #1 Costs <br /> Demolish patio / storage, and the west end bedroom and bathroom. <br /> $3,000 <br /> Repair dryrot damage and enclose building at demolition points. <br /> $7,000 <br /> Replace two doors with metal doors and frames. $4,300 <br /> Remove carpet and seal concrete floors. $2,250 <br /> Re -roof and repair structural dryrot. $17,000 <br /> Purchase free standing storage container or remodel building to allow <br /> storage of materials and equipment. $10.000 <br /> Total Option #1 Costs: $43,550 <br />
