14.3 Name Change. Emerald Valley may change its name without prior approval of City <br /> but shall notify City of its new name not more than ten days after the new name takes effect. <br /> 14.4 Notices. All notices under this lease shall be effective on the earlier of actual receipt <br /> or two days after deposit by registered or certified mail, return receipt requested, postage prepaid, <br /> addressed to Emerald Valley or City at such address as either party may specify by notice to the other <br /> party. Unless and until changed by notice as provided herein, notices shall be sent to Emerald Valley <br /> or City, as the case may be, at the following addresses: <br /> City: Johnny Medlin <br /> Parks & Open Spaces Director <br /> 1820 Roosevelt Blvd. <br /> Eugene, OR 97402 <br /> Emerald Valley: <br /> 14.5 Attorney Fees. If suit or action is instituted to enforce this lease or in connection <br /> with any claim or controversy arising out of this lease, the prevailing party shall be entitled to <br /> recover, in addition to costs, such sum as the court may adjudge reasonable as attorney fees at trial <br /> and on any appeal of the suit or action. <br /> 14.6 Severability. The invalidity or illegality of any provision of this lease shall not affect <br /> the remainder of the lease. <br /> 14.7 Governing Law. This lease and the parties' rights under it shall be construed and <br /> regulated by the laws of the State of Oregon. <br /> 14.8 Memorandum of Lease.
