3 ! <br /> Willamette Greenway Use Criteria <br /> This information addresses those parts of the Willamette Greenway Criteria which we <br /> feel are relevant to our project. <br /> The new building will not alter the area between the building and the river as the site is <br /> surrounded by existing residential areas on the east, west, and south sides. The north side <br /> faces an existing 88 space city parking lot. We will extend the existing landscape into <br /> the "front yard" of Child Care Inc. to provide the maximum open space and vegetation <br /> possible. The coverage tabulation for both building and paving totals only 35 %. <br /> Through an agreement with the City of Eugene (see enclosure), Child Care Inc. will use <br /> the already existing parking lot at the end of Fir Lane for staff and parent parking. All of <br /> these factors help to minimize the impact of a the facility on the Greenway. <br /> Access to the Greenway will be enhanced by the proximity of the facility to existing bike <br /> trails and bridges. Access currently exists at the end of Thomason Lane and at the end of <br /> Fir Lane. As there is no current access across the property, the facility will not limit <br /> access to the river. The facility will in no way impact the public's enjoyment of the <br /> Greenway. The facility is conducive to the adjacent recreational facilities and will be <br /> utilized through Child Care Inc.'s program. <br /> The facility use will bring people into the Greenway area, thereby increasing safety, <br /> reducing trespassing and vandalism, and providing a presence in the neighborhood when <br /> residents are typically away. <br /> The building site is a previously urbanized lot, is not on the river front and is not a <br /> significant habitat for wildlife. The swath of vegetation currently on the It is a remnant <br /> thicket of previous development. It contains a mix of non - contiguous plant material, <br /> nonetheless, we are retaining as much as possible as shown on our plan. Most of the <br /> existing vegetation is insignificant in size with most trunks measuring under 8" in <br /> diameter. <br />
