in the order they appear in the ordinance. <br /> Natural Resource Definitions <br /> These are definitions for terms that are common to several sections created or affected by <br /> these code amendments. Definitions for words that occur only once in the code are given <br /> at the - currence of the word. - . <br /> Conservation Land Division and Platting Standards <br /> (Note: in Section 3 of the attached ordinance, only the shaded portions are proposed <br /> changes; the non - shaded portions of Section 3 show the code as it now stands.) <br /> Although not specified in WEWP policy, this code amendment has been found necessary <br /> to facilitate acquisition of wetland sites on existing tax lots that contain homes or other <br /> developments, since public agencies do not want to acquire these structures. These <br /> provisions would allow a land division to create a smaller than normal lot if the <br /> remainder of the lot is acquired and rezoned to protect wetlands or other natural <br /> resources. This will be especially helpful in areas where creation of small lots is <br /> prohibited by current zoning and Metro Plan designation. <br /> Waterside Protection (WP) Subdistrict <br /> A new Waterside Protection Subdistrict is proposed to protect water quality and natural <br /> resource values along stream and channel corridors. The staff recommendation <br /> includes applying this subdistrict within the WEWP boundary. It would be applied to <br /> properties adjacent to Amazon Creek, Willow Creek, the A -3 Channel, and Dead Cow <br /> Creek. This subdistrict is less restrictive than either the NR District or the WB <br /> Subdistrict. It would place restrictions on uses and development within streams and <br /> channels, and within a specified setback from the top of the bank of the waterway, but <br /> would allow more uses related to the resource and recreational value of the corridor. The <br /> uses allowed in the underlying zoning district would be allowed beyond the buffer <br /> setback. <br /> Similar to the WB Subdistrict, the WP Subdistrict contains exception provisions to <br /> address unique situations or situations where the setback would otherwise preclude <br /> development. <br /> Wetland Buffer (WB) Subdistrict <br /> Wetland buffers provide protection for wetlands from potential and actual adverse <br /> impacts from adjacent activities and development. A new Wetland Buffer Subdistrict is <br /> proposed to provide this protection to wetland sites identified for protection in the <br /> Memo: NR Implementation Code Amendments (CA 92 -2) Page 3 <br />
