<br /> This Declaration of Covenants, Conditions and Restrictions is made on this 31st
<br /> day of March 1989, by City of Eugene, an Oregon corporation, hereinafter referred to

<br /> 73, Slides 94 and 95, Lane County Oregon Plat Records, in Lane County,
<br /> Oregon; and Lots 25 to 69, Lots 71 to 74, lots 76 to 83, Block 11; Lots -2
<br /> to 16, Block 12; Lots 1 to 10, Block 13 and Lots 1 to 10, Block 14.
<br /> SEYCHELLES WEST 1V, as platted and recorded in File 73, Slides 152 and
<br /> 153, Lane County Oregon Plat Records, in Lane County, Oregon.
<br /> WHEREAS, the Declarant is the owner of the property described and has
<br /> authority to execute these Covenants by virtue of its ownership of the
<br /> property.
<br /> NOW, THEREFORE, Declarant hereby declares that all of the properties
<br /> described above shall be held, sold and conveyed subject to the following
<br /> dedicated easements, restrictions and covenants and conditions which are for
<br /> the purpose of protecting the value and desirability of, and which shall run
<br /> with, the real property and be binding on all parties having any right, title
<br /> or interest In the properties or any part thereof, their heirs,
<br /> successors and assigns, and shall inure to the benefit of each owner thereof.
<br /> (1) Easement for installation and maintenance of utilities -aed drainage
<br /> facilities are reserved as shown on the recorded plat.
<br /> (2) No structure of a temporary character, trailer, basement, partly
<br /> finished house. shack, garage,.harn or other out - building shall be used on
<br /> any lot at any time as a residence either temporary or permanent. All
<br /> structures, additions or alterations shall be completed in not more than
