They consist of one big leaf maple on Broadway and a black walnut and a big <br /> leaf maple on Lincoln north of Broadway. The project is zoned C -3, which allows for construction within the <br /> parcel from property line to property line. The project is a five -level structure; three parking levels and two <br /> housing levels. The project design and scope meets the planning principle recommendations of the West End <br /> Advisory Committee and has been approved by City Council. <br /> Assumption <br /> To maximize survivability of the street trees, the design would need to be altered so that NO excavation <br /> encroached within the drip line of the trees. We understand that with big leaf maples, this assumption may <br /> not hold true because the root system is under a paved area and may have spread further to access water. <br /> Therefore, the street trees' survivability most likely will be impacted despite any precautions taken during <br /> development of this parcel. In addition, we understand that the root system of a maple stays near the surface, <br /> usually within 18 inches. This would mean that ANY excavation inside the drip line, i.e., repairing the <br /> sidewalk, relocating the sewers, or removing the existing asphalt surface to develop a planting strip, could <br /> ultimately disturb the root system and reduce the life of the trees. <br /> Project Impact <br /> To accomplish a protection zone around the trees, the proposed design of the north structure would have to be <br /> set back from the Lincoln Street property line approximately 36 feet with some extra adjustment at the <br /> Broadway and Lincoln corner (see attached drawing). <br /> For this quick study, it is assumed that the Lincoln Street edge of the structure would be shifted east <br /> Page 1 <br />
