developmental, and locational factors include, but are not limited to: established <br /> ports, industrial, commercial, residential, or recreational uses on or near the subject <br /> property, the effect such established uses have upon the subject property; previous <br /> public decisions regarding the subject property (as contained in ordinances and <br /> adopted plans); and other public actions that affect the subject property. <br /> Legal Lot. A lot of record that has boundary lines that were established: <br /> (A) Through a partition or subdivision procedure, or <br /> (B) By a deed recorded before April 2, 1962. <br /> Legal Lot Lines. The property boundaries of a legal lot. <br /> Living Area. The gross floor area of the portion of a building designed and used <br /> primarily for human habitation. <br /> Loading Space. An off - street space or loading dock that abuts a street, alley, or other <br /> appropriate means of ingress and egress, and which is on the same lot as a main <br /> building or which is contiguous to a group of buildings, used for the temporary <br /> parking of commercial vehicles while loading or unloading. <br /> Lot.
