official map on which the Federal Insurance Administration has delineated both the <br /> areas of special flood hazards and the risk premium zones applicable to the <br /> community. <br /> Flood Insurance Study. As used in sections 9.6705 to 9.6709, the official report <br /> provided by the Federal Insurance Administration that includes flood profiles, the <br /> Flood Boundary- Floodway Map, and the water surface elevation of the base flood. <br /> Floodway. The channel of a river or other watercourse and the adjacent land areas <br /> designated as a floodway by the Federal Emergency Management Agency. <br /> Floor Area. The floor area of a building, except areas used exclusively for the <br /> service of the building, such as: mechanical equipment spaces and shafts; elevators; <br /> stairways, escalators and ramps; rest rooms; loading docks or ramps. The term "Floor <br /> Area," when calculated for the purpose of determining the Floor Area Ratio (FAR), <br /> includes all of the entire floor area of the building except for the basement. <br /> Floor Area Ratio (FAR). The floor area of all buildings on a lot divided by the total <br /> lot area. (See Figure 9.4530(3) Floor Area Ratio Calculation.) <br /> • <br /> • <br /> Freestanding Sign. A sign other than a billboard supported by a structure that is <br /> anchored in the ground and is independent from any other structure. <br /> Front Lot Line. A lot line abutting a public street or in cases of private streets or <br /> access easements, the front lot line shall be considered to be the boundary of the <br /> private street or access easement. (See Figure 9.0500 Lot Lines, Lot Frontage, Lot <br /> Width, Lot Depth.) <br /> Front Yard Setback. An area extending between lot lines that intersect a street lot <br /> line, from a front lot line to a minimum depth required by zone standards. (See <br /> Figure 9.0500 Front and Interior Yards.) <br /> Glare. Intense, direct light emitted by a lamp(s) that causes reduced vision, F° <br /> momentary blindness, or eyestrain. <br /> Grade. For purposes of determining building height, the grade shall be the lowest <br /> point of elevation of the finished surface of the ground, paving, or sidewalk within a <br /> five foot horizontal distance of the exterior wall of the building. For purposes of <br /> determining sign height, grade shall be measured as if all portions of a sign were <br /> projected vertically onto the ground and the grade was measured by using such <br /> projections as a building wall.
