* *INSERT PHOTO **
The City currently provides for only three types of local streets -
Low Volume Streets (traffic volumes less than 750 Average Daily Traffic (ADT)) have
- minimum paving widths of 28' within a 50' right -of -way.
Medium Volume Streets (traffic volumes of between 500 ADT and 1,000 ADT) have -
minimum paving widths of 32' within a 60' right -of -way.
High Volume Streets (traffic volumes greater than 750 ADT) have a minimum paving
width of 36' within a 60' right -of -way.
The street classifications and standards in the existing zoning code do not allow for design
flexibility. This lack of flexibility promotes the construction of private streets as a way to create
street types that are less expensive to build and more responsive to market demands for
alternatives.
The limited range of street types allowed in new subdivisions results in monotonous and
repetitive subdivision layouts. Distinctive neighborhoods result, in part, from the underlying
pattern and design of their streets. The current standards provide for little variety in street layout
and design.
*INSERT PHOTO **
k r
