I would estimate 50% of the yearly amount for FY11, so $15K. For FY12, no change in leases or rent, so $40K would be my recommendation for next FY. It should be repaid by July or August of 2010, so no more revenue is expected to be posted to the normal funds in FY10, and FY11 will only be approx 2 months short. So it looks like you can bump up your FY11 budgeted revenue to approx $30K at a rough guess.
