PERMITTED USES: General office space - initially occupants to be City of Eugene <br />Public Works Administration Division. <br />EXHIBITS: Exhibit A- Lease Premises. <br />Exhibit B - Tenant Improvements Provisions <br />Exhibit C Base Year Budgeted Operating Expenses <br />Exhibit D - Option to Renew. <br />Exhibit E - Rules and Regulations. <br />1.2 Identification of Exhibits. <br />The Exhibits identified in and attached to this Lease are incorporated in this Lease <br />by reference. <br />2. Leased Premises. <br />Landlord hereby leases to Tenant, and Tenant hereby accepts from Landlord, <br />subject to and with the benefit of the terms and provisions of this Lease, the Leased <br />Premises located in and the improvements, which are located on the real property <br />described in Section 1.1. The real property and improvements are hereinafter <br />referred to as the "Building." <br />3. Term. <br />This Lease shall be in effect for the period of time specified in Section 1.1 known as <br />"Lease Term" and hereinafter referred to as the "Term." Option terms are defined <br />in Exhibit D. <br />4. Rent, Deposit, Fees, and Expenses. <br />4.1 Monthly Base Rent. <br />Commencing on the Commencement Date, Tenant shall pay to Landlord, without <br />notice or demand and without any deduction whatsoever, the monthly sums set <br />forth in Section 1.1, above, (the "Monthly Base Rent'), which Tenant shall pay in <br />advance on or before the first day of each calendar month of the Term. Rent for <br />any partial months shall be prorated accordingly. <br />4.2 Rental Adiustment. <br />If the Lease Commencement date is other than the first day of any month then the <br />Anniversary date shall be adjusted to the first day of the following month. The Base <br />Rent shall be adjusted annually on the anniversary of the specific commencement <br />date of the Term of this Lease, whether or not such commencement date is <br />advanced or extended, to reflect changes in the cost of living as provided herein. <br />The Base Rent shall be adjusted annually on the anniversary of the <br />commencement date of the term of this Lease, whether or not such <br />Lease Agreement - 2 PIe e Initit <br />Landlord Tenaht <br />
