Lease Option Agreement <br />101 East Broadway <br />Eugene. Oregon 97401 <br />CE Contract # 2008-00332 <br />Lessor: LinMar Management, Inc. <br />Lessee: The City of Eugene, by its Public Works Administration Division <br />Date: June 26, 2008 <br />Premises: Approximately 4,501 sq ft of 3rd& 4`" floor space located at 101 East <br />Broadway, Eugene, Oregon. <br />1. Lessor and Lessee are negotiating a lease agreement for approximately 4,501 <br />sq ft of office space located at 101 East Broadway Eugene, Oregon. . <br />2. Lessee has agreed in principal to pay $6,752 per month, full service, for the <br />4,501 sq ft under negotiation with the same general terms as other recent leases <br />between Lessor & Lessee for similar space in the building. <br />3. The specific scope of construction work to be performed on the premises for <br />the space to be leased has yet to be negotiated. <br />4. Although not yet finalized, it is anticipated that the City of Eugene's share of <br />the construction work to be performed on the premises will not exceed $108,100. <br />5. Lessee (The City of Eugene) is willing to deposit $10,000 for the right to <br />continue negotiations with Lessor for a period of not to exceed 90 days from the <br />date of the last signature on this document. <br />6. If the Lease between the parties is executed within the 90 days then Lessor <br />will credit Lessee the $10,000 towards Lessees' share of the improvements. If <br />the Lease is not executed within that period, and the parties do not mutually <br />agree to an extension, then Lessee will forfeit the $10,000 to Lessor. No <br />brokerage fees will be paid out of the forfeited $10,000. <br />
