The median family income in the <br />downtown area is only 51.8 percent of the city average as a whole, and consequently a greater <br />percentage of families in this area are below the poverty level. The downtown/campus area has <br />more apartments and fewer single-family owner-occupied houses (Eugene 1995a), and both <br />property values and apartment rents are lower than for the Eugene area as a whole. The <br />percentage ofowner-occupied residences is extremely low (1.17 percent) and there are no <br />owner-occupied residences in the campus neighborhood area. The campus neighborhood also <br />lowers the average age of residents in the downtown/campus area to 24.6 years, which is <br />substantially lower than the average age for the city as a whole. <br />Table 10.
