As shown in Table 10, there are several major demographic differences between the combined downtown/campus area and the greater Eugene area. The median family income in the downtown area is only 51.8 percent of the city average as a whole, and consequently a greater percentage of families in this area are below the poverty level. The downtown/campus area has more apartments and fewer single-family owner-occupied houses (Eugene 1995a), and both property values and apartment rents are lower than for the Eugene area as a whole. The percentage ofowner-occupied residences is extremely low (1.17 percent) and there are no owner-occupied residences in the campus neighborhood area. The campus neighborhood also lowers the average age of residents in the downtown/campus area to 24.6 years, which is substantially lower than the average age for the city as a whole. Table 10.
