Hazardous Materials <br />Alternative 1, Option A <br />The Riverfront site in Springfield (Alternative 1, option A) has a cumulative size of about 4.5 <br />acres and consists of nine parcels with 16 structures, most of them contained within the Island <br />Park professional center. Available historical information reveals that the site was developed <br />with farms, houses, and apartments ,until the 1940s. A .gasoline service station occupied one lot <br />from the late 1920s until 1988, when the underground storage tanks were removed and it was <br />converted to an auto repair shop. Other buildings have been used as a planing mill, a building <br />supply store, a cabinet shop, a warehouse, a food mazket, and medical offices. <br />Alternative 1, Option B <br />The Riverfront site in Springfield (Alternative 1, option B) has a cumulative size of about 2.7 <br />acres and consists of three parcels with 11 structures contained within the Island Park <br />professional center. Available historical information reveals that the site was developed with <br />farms, houses, and apartments until the 1940s. In the late 1960s, the 11 structures that exist <br />today were constructed as part of the Island Park professional center. <br />Alternative 2, Option A (Preferred Alternative) <br />The Chiquita (formerly Agripac) site in Eugene (Alternative 2, option A) consists of one <br />individual parcel and a portion of a second parcel, with a cumulative size of approximately 5.2 <br />acres. The site is occupied by a portion of the former Agripac, Inc. cannery/food processing <br />facility now owned and operated by Chiquita Brands International, and the AutoCraft auto body <br />repair and paint shop. Less than 40 percent of the site is covered with seven buildings, five <br />owned by Chiquita (including a warehouse, boiler house, wastewater treatment azea, corn <br />building, and root vegetable preparation area), and two owned by AutoCraft. Most of the site is <br />paved, except for a gravel area about 40 feet wide, north of the wastewater treatment building. <br />Review of historical land uses reveals that most of the property has been used for food <br />processing since 1895, when a canning and packing company first occupied the site. The <br />AutoCraft property was first developed in the 1890s as a lumber yard and subsequently has been <br />used by a planing mill, irrigation equipment supplier, muffler shop, drapery cleaning shop, and. <br />auto body repair shop. <br />Alternative 2, Option B <br />The Chiquita (formerly Agripac) site in Eugene (Alternative 2, option B) consists of one <br />individual parcel and a portion of a second pazcel, with a cumulative size of approximately 2.5 <br />acres. The site is occupied by a portion of the former Agripac, Inc. cannery/food processing <br />facility now owned and operated by Chiquita Brands International, and the AutoCraft auto body <br />repair and paint shop.
